Submitting Requests Through the Tenant Request Form

If you’ve contacted our office via email in the past month, chances are you’ve received new email reminders highlighting our new Tenant Request software. On November 15th we began transiting all conversations to a new system, allowing our team to provide a faster and more refined service. We will continue to build upon these improvements to improve communication and transparency so our staff can  keep you updated on each step of the way while completing your request. 

It may take some time for all Tenants to get used to this update, but we are confident that you will see the improvements in no time. Make sure to bookmark the link below for quick access to our Sage Living Support Team. .

Holiday Schedule

We know that December is a busy month for all Tenants, and that organizing your schedule can be a bit overwhelming. We have included our Holiday hours below as a reminder to contact our office with important questions or concerns before the office is closed for this short holiday break.

Make sure to add this to your calendar and reach out to us before December 23rd if there is anything we can do to improve your comfort for the Holiday Season.


After-Hours Emergency Maintenance

If you experience any emergent maintenance items outside of regular office hours, please call our office at (613) 900-2820 and follow the voicemail prompts.

All messages pertaining to after-hours maintenance requests will be sent to our on-call after hours technician. After hours technicians will first review the voicemail before Tenants receive a reply. After hours assistance is always prompt and experts will be able to assist either in person or over the phone depending on the specific situation. Staff members will not be able to assist without the Tenant first leaving a voicemail. 

If there is a life-threatening emergency, please contact 9-1-1 immediately.


Renewal Confirmation

We have come to the time of year to collect your renewal or termination notices for the upcoming lease term (September 2022 – August 2023). If you have yet to complete this item, please be sure to submit your responses before the deadline of December 16th

Our Sage Living Team will be sending you important updates related to move out or continuation, rental amounts owed and more based on your confirmation, so be sure to submit your response at your earliest convenience before this deadline.

All required documents have been remotely sent via email to all Tenants through PandaDocs. Please use this application to complete and communicate your intention to terminate the lease if needed. Reminder - a nonresponse relating to your lease continuation / termination will result in an automatic continuation of your lease agreement as per the lease agreement itself.


Snow Removal and Garage Tips

While a mild winter would be nice, we know better than to expect that in Ontario. To ensure you are well equipped for the winter season, we have included some tips below to make your life a little bit easier during these colder months. 

Leaving home for the Holidays? We strongly recommend leaving your heat running on a low setting to avoid any burst pipes. This is especially important in all Townhouse locations. While it doesn’t happen often, this is definitely not something you want to deal with while enjoying the Holidays. If you have already left home and have any concerns about the temperature settings in your suite, please reach out to us and we will send a member of our Sage Living Team to complete a home-check for your peace of mind. 

Do you rent an underground parking space? If so, it's important to remember to give yourself extra time during the winter season and drive slowly while entering and exiting the parking garage. While snow removal will always be on call to complete winter maintenance, it's not unheard of for a vehicle to approach the garage door too quickly resulting in a crash. Not to worry, the ramp is heated which eliminates most snow and ice, but given the nature of our Canadian Winters we ask that you please drive according to weather conditions to keep safe.


What is a 360 Tour?

The Builder has informed our office that they will be completing 360 tours* of suites on December 1st and 2nd. While each Tenant has received an email with all of the necessary details, we wanted to include some information here so you know what to expect. 

The team will enter suites at the scheduled time to snap some quick photos of the state of the unit and shouldn’t take more than 5-8 minutes. This is being completed for owners so they can document the completion status of their unit. It is important to understand that these photos will not be used for any other purpose than explained. The reproduction or use of these photos for any other reason is strictly prohibited without written consent as per the Personal Information Protection and Electronic Documents Act of Canada.

Special Note: those entering your suite to complete these tours are not knowledgeable or able to assist with repairs or similar items. These staff specialize only in capturing these specific images and working with suite owners to communicate and further review these items.


Bike Room Access

Great News!

One of our many Bike Rooms has been completed by the builder and is now available for use!

Please review the image below to locate the available bike room.

We ask that you secure your bike to the rack using a bike lock of your choice.


Important Parking Reminder

As a reminder, any unauthorized vehicles should not be parked in the above-ground parking lot.
Please note that all unauthorized vehicles in the above-ground lot will be ticked and or towed at the vehicle owner’s expense in future.
